is the fear of unions preventing cleveland city council from passing the single width manufactured home ordinance for the most affordable homes - because the manufactured homes are made by non-union companies - although the unions members can make money on setting up thousands of the manufactured homes on the vacant lots or parts of other lots and goddess bless the unions as they led the way and my father was a charter member of the stage hands theatrical motion projectors union-

There is also some

There is also some confusion between what is manufactured housing and what is factory built. There is no factory built homes in our market. There is no research into reducing costs, it about scheming to get the most money. There is a huge variance in the cost to build and the sale prices, call it profit. The traditional stick built homes are most expensive. The new construction in the city is standard quality and high quality priced.

It is not that complex, the relationship between low income and low cost is something that is being ignored. That is due to subsidization, basically the price is hidden within all the smoke and mirrors. Everyone can and should have unlimited access to what they can afford. How long can the losses be deferred? Subsidization of the cost of living function to meet the market. How long can that go on?

Government needs to define a living wage and a set of social necessities/obligations that wage will cover. The only subsidization should be of the truly dysfunctional and only on the income, the rest they would buy in the market.

Need is industry and they have built empires around it, it all hides the losses that will inevitably overwhelm society. The debt will rise and overwhelm society, we are seeing the signs of it already.

It is a systemic problem.

The city can use a factory to fabricate homes, to define modular homes and the process. If it undermines the housing industry then so be it. They are making profit on what is subsidized, that’s incorrigible isn’t it.

Affordable senior housing at $170,000.00 and housing for the homeless that look like market rate condos. Question that and it is as if you slapped Mother Teresa. Eventually people will see the difference between what is affordable and what is a luxury. To request efficient and sustainable and then ignore cost functions is very contrarian.

I know for certain if cost was the driver and not profit, it could be done intelligently. If people could get past all the preconceptions. The benchmark is a breakeven and the lowest point is relative. The cost has to be recovered overtime, there cannot be profit in low cost.

Manufactured homes offer spacious floor plans, vaulted ceilings, walk-in closets, fireplaces, brand-name appliances, customization packages, whirlpool tubs and upgrades. In addition, exterior designs are available that are compatible with almost any neighborhood. These advances are enhanced by continuing progress toward removing outdated and obsolete zoning barriers to manufactured homes. Positive factors such as these are reinforced by the manufactured housing industry’s increased attention to consumeroriented marketing and customer services during the last decade. Today’s manufacturers are market-oriented and focused on delivering a home that meets a wide range of consumers’ needs and wants. The facts cannot be ignored! Manufactured housing is fast becoming an integral part of the nation’s housing. In 2002, over 5,000 new manufactured homes were sold in Ohio. Nationwide, over 22 million people, about 8 percent of the U.S. population, live full-time in 10 million manufactured homes. In 2002, manufactured homes represented 12 percent of all new single-family homes in Ohio! Additionally, multi-section manufactured homes continue to outpace the sales of single-section homes. In 2002, multi-section homes represented 78 percent of Ohio industry shipments. Several factors have spurred the growing acceptance of manufactured homes. First is the continued affordability and value of manufactured homes. According to the most recent figures from the Manufactured Housing Institute, the average cost of a manufactured home is $48,800 and the average cost of a site-built home is $164,217. With the median American household earning $42,228, it is clear why a manufactured home is more affordable than a site-built home. Multisection homes have increased the amount of living space available. In 2001, the average size of a multi-section home was 1,697 square feet. This building code, administered by the U.S. Department of Housing and Urban Development (HUD) and known as the HUD Code, regulates manufactured home design and construction, strength and durability, fire resistance and energy efficiency. Recently, this building code was revised to enhance energy efficiency and ventilation standards and to improve the wind resistance of manufactured homes in areas prone to hurricane-force winds. of Americans.  an open plea - prayer to our great city council and others to help combate the millions of corrupt home forclosures and to have the city of cleveland obey federal law on manufacture homes for truly affordable homes in light of our brave mayor jackson, and staff, filing a law suit aganist 21 banks and savings and loans - (no cleveland savings loans and banks are included in the law suit - why) - for basically having an organized crime syndicate that devistated people - neighborhoods and helped caused cleveland's high(est) crime rate -

_______________________________________________________

is the fear of unions preventing cleveland city council from passing the single width manufactured home ordinance for the most affordable homes - because the manufactured homes are made by non-union companies - although the unions members can make money on setting up thousands of the manufactured homes on the vacant lots or parts of other lots and goddess bless the unions as they led the way and my father was a charter member of the stage hands theatrical motion projectors union-

the single width manufactured homes which are 14 feet by 70 feet and sell wholesale for about 8 to 15 thousand dollars meet the 950 square feet for single family homes - cleveland city council hasn't passed said ordinance since legislation was introduced by our great passed councilperson gus frangos, d-13, - and gus frango's, honored me guy templeton black, in the below letter in part - july 5, 1991 -

"this will confirm that this legislation has been introduced and will hopefully pass this fall because you specifically have brought this to the attention of the city and myself on several occasions and have insisted that the city enact this legislation. you should be proud be that you have been able to effect policy in the city of cleveland, and i'm happy to have been the sponsor of this legislation. best regards to you. sincerly, gus frangos, councilman ward 13"

also below is a letter june 24, 1993, to me from gus frangos, attempting to explain why city council didn't pass said ordinance and stating that the city of cleveland is not conforming to federal law by not passing said ordinance - and below is three news articles taken from more that helps explain manufactured homes -
