In regards to the OLM site, Sammy Catania called me first thing yesterday morning to apprise me that the purchaser of the OLM properties was going to appear at both the next Auburn and North of Literary meetings. Sammy expressed they are proposing a hospitality venue as of this point as part of their design, which I still believe the rear would be some level of residential and or living space. Sammy then stated they will be requesting a liquor license for a high end use, and cigar sales. Questioning then cigars it would be assumed they would have to have a patio area because it against the state law to smoke inside.
I asked Sammy to read the post card sent to Auburn. It did only state "Hospitality Venue", it failed to state a liquor license was being proposed.

In the brief discussion last evening, I did not want to get into the fact that the individual who called about OLM did assume that there would be a liquor license request.
And as I stated last evening rumors are that the Old Jennings place is planned for another brewery - only speculation I guess.
Just a point to ponder, hasn't Councilman Cimperman stated openly over the past couple of years that he would not support any additional liquor license approvals in Tremont? In reviewing some of the more recent establishments, it seems that he has already gone back on his work. Just my point of view.
Please keep me informed of any open meetings/dsicussions on both these matters.

In regards to the St. George's property (old Jennings Theatre Building), it is my understanding that their has not been a contractual arrangement setup with a final tenant for the space. I would request you contact St. George's or Tom Leneghan directly. I do know Mr. Beudert has attended several Auburn block club meetings to discuss concepts and get ideas. But obviously no final plans for this site have been reviewed, nor has Auburn voted to support any design, because they do not know what the final product is. I also believe Chairperson Capwell has been continually apprised by TWDC staff Sammy Catania.
It is premature for TWDC Eco. Development to entertain this project until: one a final design and business plans is achieved, and two it goes to Auburn for a level of support.
In my review, I believe that no variances are needed for the St. George's site because there is plenty of parking in the St. George's rear lot that is currently not used for any business use. This is unless the end user wants to provide live entertainment, then they would need a variance.
Please also remember TWDC Eco. Development has met with St. George's to untilize the rest of their parking lot for shared parking for the existing businesses. I would hope they would still consider this so we (TWDC) could leverage additional secured parking to relieve street parking and the crime and thefts that are occurring with that.

I then called both Lynn Murray, Auburn resident to let her know to get the word out. Also I called TWDC President Alvarado last night to inform him of this matter.
I am not available to attend the Auburn block club meeting do to commitments at the Lincoln Heights block club the same evening. I will try to sit in at NOL.
Since we all really do not have a idea on the concept, we must find out what the proposals entail. I am sure both block clubs will be wanting to know much more before making any decisions.
Once the operator goes to the block clubs I am sure they will be on the agenda of TWDC Eco Development in November. We as the TWDC Committee will have to review both projects especially when their is already street parking issues. We owe it to the existing businesses to vet this, they rely solely on street parking and we must look out for their vibrancy before supporting a new venue especially if they would rely only on street parking.
Thank you for your concerns, I would make sure you attend the November ED Committee for an update.

If you happen to see the fake Justin Hughes, aka Jason Beudert, at any more meetings, ask him what his intentions are for Frank Giglio's property that was purchased at the sheriff's sale on June 21, 2011 with the decree of confirmation issued on July 15, 2011.
Three months have now passed since the decree was confirmed and the fake Justin Hughes still has not filed the deed for the Giglio property.

I try to get some one to cover this story to no avail. Because, if you help the rich get richer in America...that's capitalism. And, it is why we have folks protesting today.
Straw buyers are paid to quickly pick up the property and then it is quickly transferred to an LLC. In some cases, especially on the east side, straw buyers were paid to take out an inflated subprime mortgage on the home and then to intentionally foreclose.
On the west side, Jack Peterson bought home after home on Archwood Ave. Then, defaulted on the mortgage and walked with some properties picked up by Aurora LLC then transferred to Brian Bobula* to Angel Bobula. Somehow, Jack Peterson ended up "purchasing" a home on Holmden in the "Model Block" Tremont neighborhood...from HUD.
The "nice" Irish Shaker Heights grad and Chicago school guy who bought a house on my street had his shady cousin buy the property at sheriff sale, which the cousin ran into the ground and then transferred to ####LLC, died in lieu of foreclosure. And on and on. (1/2014 update - he has cleaned up the property and rented to a doctor- this just illustrates how easily it is to go from "good" to "bad" )
Look, especially at how the taxes are NOT paid on these flipped properties: Also on my street--Beachwood landlord Lucky Ogor rented Section 8 properties for years and continued to collect rent, while never paying taxes on his properties.
Believe me, our county treasurer knew of these loopholes for years and this special favor was conveniently overlooked at tax collection time. I am hoping CMHA's George Phillips will sing on the HUD machine: Lucky Ogor recently transferred his property to IKAN Associates, Inc.
Consider these two major LOOPHOLES: Our former county treasurer Jim Rokakis and his buddy Gus Frangos had enough time to legislate the exclusive sale of tax liens to Plymouth Park and the creation of the unregulated quasi-government agency the "Land Bank," but OVERLOOKED 1.) the fact that properties in Ohio can transfer title without paying off existing tax liens and 2.) that landlords can continue to collect federal HUD Section 8 Voucher monies, while in tax foreclosure???

How the shell game works - a number of people especially at the CDCs ...work w/these flippers...aka "developers' in their book, and they draw a distinction - some are "good guys" and some are not - whole fake expose of straw buyers on east side who happened to be African-American ...got the sheriff's in town BS story ...but Caucasian (cops, fire men etc) flippers are given the kid glove treatment ...until they get TOO greedy...like Tony Viola, like Blaine Murphy - this explains why Gus Frangos is given a pass...it's all okay if the crime is sanctioned by the CDCand Council rep, right??
